Terms of Use
1. Operator and contact
Meroallomas / eBudget (the Service) is operated by Bakos Attila (the Operator). Contact: info@fortmes.com.
2. Purpose and scope
The Service assists with property and rental-contract administration, including contract membership and access permissions, financial records, budgets, utility providers and meters, meter readings and photos, invoices, documents and notifications. Available features depend on role, contract status and technical availability. The Service is not a bank, payment service, accounting firm, legal adviser or utility supplier and does not execute payments.
3. Free service
The Service is free, including the available optional AI features subject to usage limits. There are no paid subscriptions or purchasable credits. These Terms create no payment obligation.
4. Accounts and eligibility
Users must provide accurate account information, safeguard their access and act on behalf of others only when authorized. Access requires verified identity/contact information and the relevant application permission. Property access does not automatically grant access to other rental contracts linked to that property.
5. Roles and shared records
Contract owners/managers can administer authorized contract settings, financial records, suppliers, invoices and invitations. Invited members have limited access as defined by their role. Loss of membership may terminate access but does not necessarily erase shared records. Any deletion is assessed under the relevant legal grounds and the rights of other affected persons.
6. Uploads and third-party data
Users may upload documents, contracts, invoices and photos only where they have a lawful basis and authority to process and share them. Users responsible for third-party data must provide any required privacy information to those individuals. Unlawful, malicious, rights-infringing or security-threatening content is prohibited. The Service does not seek special-category personal data, and users should avoid including it in uploads.
7. OCR and AI
Device-local OCR and optional cloud AI are assistance tools, not certified measurements or accounting determinations. Recognition may be inaccurate. Users must review meter identifiers, readings, dates, invoice details and any financial figures before finalization. Cloud AI is invoked through a separate user action; relevant data handling is described in the Privacy Notice.
8. Availability and changes
The Operator endeavors to maintain a secure, functioning service but currently offers no guaranteed service-level agreement. Maintenance, security incidents, external-provider outages or legal requirements may cause restrictions. Material changes affecting users will be communicated with appropriate advance notice; whether renewed acceptance is required depends on the nature of the change and applicable law.
9. Accuracy and liability
Users remain responsible for their own recordkeeping, tax, accounting and contractual obligations. The Operator does not guarantee accuracy of user-entered or automatically extracted information. Any limitation of liability applies only to the extent permitted by mandatory law; these Terms do not exclude non-excludable consumer, personal-rights or other statutory protections.
10. Security and support
Unauthorized access, scraping or extraction beyond permission, misuse of other accounts and attacks against the Service are prohibited. Support access is separately authorized, time-limited, MFA-protected, audited and read-only, as further explained in the Privacy Notice.
11. Account and contract lifecycle
Meter photos and invoice records belong to rental contracts and are protected by contract permissions. Deleting an account does not automatically erase shared records needed by other authorized parties. Private files, mail history, support audit records and backups have separate deletion and retention processes. Access, correction and erasure requests can be sent to info@fortmes.com; their assessment takes account of applicable obligations and other individuals' rights.
12. Service discontinuation
For a planned permanent shutdown, the Operator intends, where reasonably possible, to provide at least 30 days' advance notice and an opportunity to use available role-filtered export functions. Urgent legal or security circumstances may require shorter notice. Export does not authorize disclosure of other persons' restricted records.
13. Privacy and applicable law
Personal data processing is explained in the Privacy Notice and the Service Providers and Data Processors section. Applicable mandatory law and consumer protections apply according to the Operator's and user's circumstances. Statutory remedies remain available.
